After rent/mortgage payments and wage costs business rates are probably the third largest overhead that a pub has to cover so having your rateable value reviewed is always a sound move. Advising on an appeal involves a detailed knowledge of rating law and valuation and is one of our specialisms. Most appeals are settled directly with the Valuation Office Agency but if we are unable to do so amicably we are experienced in taking it to the Valuation Tribunal. Case Study

As part of a review of the estate of a regional brewer we appealed against the assessment of a property that was assessed at a rateable value of £196,000. Following an inspection of the property and a detailed examination of the trading accounts we successfully argued that it should be assessed as a pub instead of a restaurant and negotiated a reduction in the rateable value to £138,250 resulting in an annual saving of nearly £30,000. Following engineering works by a utility company we argued for a further temporary reduction and agreed that the rateable value should be reduced to £117,500 for the duration of the works lowering the annual rates bill by approximately a further £10,000.
